Your booking

1. When is my booking confirmed?
Your booking is confirmed when you have paid the deposit and left your credit card number for bond security.
2. What types of payment are accepted?
Payment types include credit card, personal and bank cheques and direct debit.
3. When is final payment due?
During Non Peak periods, a 20% deposit is required at the time of booking and the balance is due 30 days prior to your arrival date. If your arrival date is less than 30 days at the time of booking then the full amount (rate times number of nights) is required at booking. For Peak periods, the full amount is required at the time of booking.
4. What are the terms of your cancellation policy?
The terms of the cancellation policy vary depending on whether your stay is during a Peak or Non-Peak period. To view these terms, please see our Booking Terms. Utopia Land strongly recommends that you consider arranging travel insurance to protect against possible loss in case personal circumstances result in cancellation.

6. What are the Peak and Non Peak periods?
Peak period includes Easter, Audi Race Week, September School holidays, Christmas and New Year (December 20th until January 10th). Non Peak periods are anything outside of these times.
7. What are the rates?

8. What about getting married, renewing my vows, holding wedding parties or honeymoons at

Utopia

10. Who designed Utopia?
Utopia was designed by Chris Beckingham. He is renowned for designing the recently built Qualia and several other luxury homes in Queensland. Chris Beckingham has cleverly combined contemporary living spaces, private sleeping quarters and luxurious entertainment areas in this stylish haven by the sea. Utopia was designed to accommodate a large group of people without feeling like you are staying with a large group of people. For more information you can see Accommodation and Facilities. 11. What facilities are available at Utopia?

12. What do the floor plan and sleeping arrangements look like?
Utopia can sleep up to 10 adults, amongst 5 bedrooms, in three separate bungalows. 4 bedrooms offer the choice of a 1 king-size or 2 singles (depending on your sleeping arrangements), while Bungalow 2 has 2 double beds. To see the floor plan and sleeping arrangements please see Accommodation.

Your Stay At Utopia

13. What are the check in and check out times?
Check in is at 2pm and Check out is at 10am. On some occasions the cleaner may not have finished cleaning the property when you have arrived. In this case it is recommended that you have a change of clothes accessible so you can enjoy other facilities on the island until your rooms are ready.
14. What if my party has different arrival and departure times?
Only one valet service is included in your rate. If your party has more than one arrival time, please let us know. Guest that arrive later than other guests, or leave earlier than other guests can either pay for island transport to the airport or you can pick them up and drop them off in the golf buggy. The airport is only a few minutes away.
15. Who will keep the place clean?
The house is cleaned before your check in. We provide basic cleaning items such as vacuum cleaner, dustpan and broom, dishwasher and washer/dryer. You are more than welcome to do your own cleaning during your stay. If you are staying for an extended period or you wish to have additional cleans during your stay, then you can pay for a cleaning service which is $45 per hour plus one $40 transfer fee. This can be organized through the client liaison and is subject to availability.
16. How much is an additional clean if we want one during our stay?
Cleaning is charged at $45 per hour plus a $40 transfer fee. This can be booked in by your client liaison and is subject to availability.
17. Are towels and sheet supplied in Utopia
Yes, all linen is supplied. A washing machine and dryer is also supplied, so you can wash the towels if you are staying for some time. Alternatively you can pay for an additional clean mid stay.
18. Do I have to clean the house when we leave?
We do not ask you to fully clean the house. We do ask you to do the following:
  • Clean the BBQ and teppanyaki hotplate if they have been used.
  • Make sure all the plates, dishes, glasses and cutlery have been washed and put away.
  • Remove all rubbish from rooms and kitchen and place in the external bins provided.
If there is excessive mess than an additional cleaning fee applies this is charged at $45 per hour and will be taken from your security.
19. Do you provide condiments, cleaning products, toilet rolls and toiletries?
Utopia provides all bed linen, towels, kitchen utensils, crockery and cutlery we do not however provider kitchen condiments such as oil, salt, pepper, sauces etc. Some guest choose to leave unused condiments after their stay and you may use what is in the house, but we cannot guarantee what will be provided. We do provide coffee for the Delonghi coffee machine which is complimentary and available for your use. Some basic household cleaning products are provided including dish washing liquid, dishwasher tabs and washing machine powder. We do ask that you bring your own paper towels, serviettes, toilet rolls and toiletries. You can order all these things from Coles Online or purchase them from the local grocery store on the island, please see the Getting Here page for details. Your Stay on The Island

20. What will the weather be like?
Hamilton Island is in a tropical climate zone with an average temperature of 27.4’ Celsius. The summer months of December through to February see temperatures averaging around 30’C whilst the maximum temperature in the winter months of June through to August around 23’C.
21. Can we use other Hamilton Island Facilities while staying at Utopia?
Yes, all resort facilities are available to you. This includes resort pools and beaches and the island shuttle bus. Activities such as water sports, spa, restaurants and bars are available but are not free services. For more information you can see Activities or Hamilton Island Activities.
22. Where is Hamilton Island and how do I get there?
Situated in the heart of the Great Barrier Reef, Hamilton Island lies just off the Queensland Coast. , about half way between Cairns and Brisbane. You can fly directly from most capital cities or catch a boat (private or chartered) into the welcoming marina. For more information please see About Hamilton Island and Getting Here.
23. What activities can we do when we are on the Island?
